Where they started
Harbor Light's 9 properties across 3 coastal cities each ran a different PMS — three were on legacy on-prem systems, two on spreadsheets, and the rest on a patchwork of SaaS tools that didn't talk to each other. The revenue manager set rates on a Monday morning rate sheet, emailed it to the OTAs, and hoped it held through the week. Overbooking happened once a month, the central team had no real-time view of occupancy or ADR across the portfolio, and the group was leaving an estimated $2.6M a year on the table by pricing off stale data — under-pricing on peak weekends and over-pricing into empty rooms on shoulder nights.
What we built
We deployed our ERP System configured as a unified hospitality PMS across all 9 properties, with a channel manager that syncs inventory and rates to every OTA in real time, a dynamic pricing engine that adjusts rates by demand, lead time, and competitor positioning, and a portfolio dashboard showing occupancy, ADR, and RevPAR by property and by night. Housekeeping and maintenance workflows feed the same system, so room status updates the moment a room is turned. The platform went live property-by-property over 10 weeks with zero data loss.
