Summit Property Group cut vacancies 23% and recovered $1.8M in lost rent with a unified property management platform
A 480-unit residential portfolio was bleeding rent to vacancies and late payments, and maintenance requests were drowning in email. A custom property management platform collapsed listings, leases, rent collection, and maintenance into one system — and the rent roll followed.

This is an illustrative case study. Company names, identifying details, and testimonials have been changed to protect client confidentiality. The technical solution and target outcomes are representative of the work we do. We extend the same confidentiality to every client.
Where they started
Summit's 480 units across 14 buildings were managed on a mix of spreadsheets, a 2016 property management tool that couldn't sync listings, and a maintenance inbox no one owned. Vacancy rate sat at 9.4% — well above the 6% market average — because listings went stale the moment a unit turned over. Rent collection was at 87% on-time, with $1.8M in trailing receivables the accounting team had written off as 'probably uncollectable.' Maintenance requests averaged 9 days to resolve, tenants were churning, and the leasing team spent half its week re-keying the same data into Zillow, Realtor.com, and the internal tracker.
What we built
We deployed our Property & Real Estate Management platform with automated listing syndication to Zillow, Realtor.com, and Apartments.com the moment a unit turns over, online rent collection with ACH and card processing plus automated late-fee and reminder workflows, a tenant portal for maintenance requests with vendor assignment and SLA tracking, and lease management with automated renewals and expirations flagged 60 days out. The platform went live in 7 weeks and replaced four tools the property managers were juggling.
Target outcomes
More from this project
We were leaving nearly two million dollars a year on the table in vacancies and late rent and had somehow accepted it as normal. The first month after go-live, our on-time collection jumped ten points and three stale listings leased within a week of being syndicated. The rent roll told the whole story.
